Halloween has come and gone, and with winter nipping at our heels I find many Charlotte homeowners wondering if now really is the best time to list their home. Don’t let this season sway you from listing your property… buyers are ready to place offers now with interest rates and market inventory being so low. In fact, we are seeing homes right now selling for above asking price and with multiple offers. Below I offer my 3 tips for selling your charlotte home in the Fall.
Although Spring is often thought of as the best time to list your home, Fall is not far behind. The cool temperatures and Holiday’s actually can inspire buyers to get out to more showings, which in turn lead to more opportunities for you to sell your home.
So how can you prepare your home so that is shows the best in Fall? Here are some of my tips that I find work wonders when listing your home during this season.
FALL- MAKE IT WORK FOR YOU
Your perennials have gone into hibernation and you feel everything might the looking a bit dull. A quick stop to your local garden center can easily help you perk up your home’s dreary exterior. I recommend placing a few mums near the front door or garage. It’s amazing how a pop of color can make a house seem so much more inviting.
There’s no getting around it- leaves are everywhere. If you have a heavily wooded lot where Fall foliage seems to blanket your grass, I recommend investing in a leaf blower. It makes cleaning up those leaves a breeze, especially when an impromptu showing creeps up on you.
Remember when Halloween is over it’s important to pack up the decorations and store them for next year. Buyers are keenly aware when things seem out of place, such as that half deflated skeleton decoration in the front yard.
A few well placed and timely Holiday decorations are usually appreciated by potential buyers as it makes it easier for them to imagine themselves spending the Holiday’s with their family in the new house. However, keep in mind that you never want your Holiday decor to take away from the home itself. Make sure your decorations are always a compliment to the room, never a distraction.
KEEP IT COMFORTABLE
You don’t want buyers hurriedly walking through your home due to an uncomfortable atmosphere. Keep your thermostat set at a pleasant temperature that will allow potential buyers to walk casually around the home. Remember that often times during cold weather a house can smell stale. I recommend using a mild scented candle or room diffuser to remove any offensive smells. Points for using scents of the season as well, such as cinnamon or pumpkin. Just be sure that the scent adds a balanced aroma and doesn’t overpower the room, sending your potential buyers scrambling for the nearest exit.
